KAIZEN Asset Management Services, a leading property management firm in Dubai, is seeking an experienced and detail-oriented Senior Accountant to join our team. As a Senior Accountant at Kaizen, you will play a key role in managing the financial operations of our organization and ensuring accurate and timely financial reporting.
You will be responsible for overseeing the general accounting functions, preparing financial statements, analyzing financial data, and providing support to the finance team. Your strong technical skills, attention to detail, and ability to work effectively in a fast-paced environment will contribute to the success of our organization.
Job Summary:
As a Senior Accountant, you will play a crucial role in managing our financial activities, ensuring regulatory compliance, and providing strategic financial guidance. You will supervise financial operations, prepare and analyze financial reports, and work closely with senior management to support the company's financial goals.
Key Responsibilities:
1. Financial Oversight and Management:
- Oversee daily financial operations, including accounts payable, accounts receivable, general ledger, and financial reporting.
- Ensure the accuracy and completeness of all financial records and transactions.
2. Financial Reporting and Analysis:
- Prepare monthly, quarterly, and annual financial statements (balance sheets, income statements, and cash flow statements).
- Analyze financial data to identify trends, variances, and opportunities for cost savings and revenue enhancement.
- Lead the preparation of annual budgets and forecasts, coordinating with various departments.
3. Compliance and Auditing:
- Ensure compliance with local, state, and federal regulations, including real estate and tax laws.
- Develop, implement, and maintain internal controls to safeguard company assets.
- Coordinate with internal and external auditors, providing necessary documentation and addressing audit findings.
4. Accounts Payable and Receivable Management:
- Manage the billing process and ensure timely collection of rents, fees, and other receivables.
- Oversee accounts payable, ensuring timely and accurate payments to suppliers and service providers.
5. Property Management Specific Duties:
- Oversee the calculation and allocation of service charges to tenants.
- Manage accounting for leases, including initial recognition, subsequent measurement, and lease modifications.
- Prepare financial reports specific to each property.
6. Financial Planning and Strategy:
- Develop and implement financial strategies that support the company's goals.
- Monitor and manage cash flow to ensure adequate liquidity for operational needs and investment opportunities.
7. Team Leadership and Development:
- Supervise and mentor junior accountants, providing guidance and support for their professional growth.
- Conduct training sessions on new regulations, best practices, and software updates.
8. Communication and Coordination:
- Communicate with internal and external stakeholders, including property owners, tenants, vendors, and regulatory authorities.
- Collaborate with other departments to ensure cohesive financial management.
9. Use of Financial Software:
- Use advanced property management and accounting software (e.g., Yardi, QuickBooks, Mollak) for financial management and reporting.
- Utilize data analysis tools to enhance financial reporting and decision-making.
10. Risk Management:
- Identify potential financial risks and develop strategies to mitigate them.
